Tips for preparing to sell

Choosing an agent
Selecting the right agent for the marketing of your home will greatly impact your success. It is crucial that an agent be aware of current market conditions, have a good relationship within the buyer/broker community and understand exactly what it takes to bring a property to the market in the best way possible. A skilled negotiator, Erica will negotiate the best possible price and terms in the sale of your home or investment property.

Price is everything
The price at which you choose to list your property for sale will influence who comes to look at it and will determine how quickly the property will sell. Being aware of inventory, market conditions and buyer motivation will be some crucial aspects in selecting a price for marketing.

Stage it and make it easy to see
Many buyers walk into a space and take it at face value. Naturally they question if they can live in the space. It is wise to do everything possible to facilitate the answer to be, "YES"! With this in mind, staging is a critical step in the marketing process. We all live with objects that we love and appreciate, but it doesn't mean other people will. If done well, staging helps a home put its best foot forward and helps to eliminate mental roadblocks. Staging should be neutral and enhance the space rather than taking away from it. Likewise, establishing a showing schedule that allows potential buyers easy access is very important. Associating difficulty of any nature with your property is not in your best interest.

Move on
Making the decision to sell can be a big step. Once you have taken that step try to move on emotionally. Remaining emotionally involved may impede the ease of the selling process and buyers often pick up on that.
